THE DEVELOPMENT PLAN

The Carriage Hill Landing plan was created by a team of experienced developers, urban designers, and architects. The renderings and plans are based on an accurate 3D survey and respect all setbacks from streets and waterways. The renderings are accurate projections from accurate plans. The plan is firmly based in site realities, yet it strives to create a romantic sense of place. It maximizes site assets, particularly relationships to the varied surroundings. In the New Urbanism mode, city streets are extended into site, yet there are also sheltered open spaces accessible only to pedestrians.

Residential units are all located where they will rent or sell easily, and all have interesting views of downtown, the river, landscaped courtyards, or woodland preserve. Retail (approx 10,000SF) fronts on the busiest street and a restaurant space and boat storage space, as well as an outdoor pool, are located on a large open area on the riverfront. Parking is located on the surface and beneath the structures. The Overlay Zoning allows a height bonus for inclusion of lower level parking.

The plan was presented to the City of Amesbury and became the catalyst for the Lower Millyard Overlay District, enacted in 2005, which encourages mixed use. While the scheme as shown is focused on residential, it is possible to vary the mix, to add more retail, to add office space, to add space for various institutional uses, etc. All forms of housing, including elderly, are allowable uses.
